Information for owners
The owners and Directors at Ingram Court have established a scheme to allow owners (flats 7-54) to extend their leases to 999 years.
The scheme operates in conjunction with Clapham & Collinge Solicitors of Norwich.
At the time of writing, around 30 flat owners have opted to extend their leases.
There is significant benefit to be derived from extending a lease, and an extension can add thousands of pounds in value to a leasehold flat.
Clapham & Collinge can act for both the Landlord (Lindley Court Residents Limited) and the leaseholder. It is unusual for the same solicitor to act as for both parties simultaneously, but in this circumstance Clapham & Collinge see no conflict of interest between the parties (in which case it is permissible, providing both parties consent in writing).
You are not obliged to use Clapham & Collinge, and you may of course appoint your own solicitor to deal with the renewal for you. In this instance Lindley Court Residents Limited would require you to pay their legal fees incurred in the transaction, and you would of course be responsible for your own solicitor’s legal fees.
Clapham & Collinge offer “favourable terms upon any extension upon which they may be instructed by both parties”.
At the time of writing, the fee is (approximately, and varies by circumstance) £600 plus VAT.
Lindley Court does not seek the ‘marriage value’ arising from the renewal from it’s shareholders.
The scheme is only available to shareholders in Lindley Court Residents Limited
